THE OPPORTUNITY

The Senior Real Estate Consultant, NMTC will be charged with building Community Vision’s New Markets Tax Credit Advising practice area. The successful candidate will work closely with senior staff to develop a business plan, based on our history of NMTC advising, to grow this area of practice, with a particular focus on opportunities in the San Joaquin Valley. The candidate will execute the approved business plan, including marketing, identifying and onboarding clients and providing detailed NMTC support services. These services will include performing project feasibility analysis, developing NMTC-focused financing plans, negotiating and documenting project community benefits, identifying CDE financing sources, assisting with closing of NMTC financing and other related activities.

WHAT YOU WILL DO

Program Development 

  • Collaborate with senior management staff to develop a detailed, rigorous, well-researched business plan for NMTC advising services
  • Establish performance benchmarks for NMTC advising services
  • Identify areas of opportunity for our NMTC advising services, with particular focus on the San Joaquin Valley

 

Client Services NMTC Consulting 

  • Assess NMTC eligibility of a project and conduct feasibility analyses that identify issues needing further evaluation
  • Prepare NMTC project budgets (sources and uses, cash flows, investment flow charts) that estimate the NMTC benefit  
  • Educate clients about the NMTC transaction in an understandable manner through presentations to the board and staff
  • Solve complex issues that arise during the predevelopment and closing process
  • Assist in project team assembly
  • Identify and secure NMTC allocation and leverage debt commitments
  • Manage and maintain positive client relationships
  • Represent and advise clients at each stage of NMTC closing
  • Create a summary of ongoing NMTC reporting requirements and responsibilities

 

Business Development 

  • Market services and products, with a focus on NMTC advising services, to nonprofits, municipalities and other potential clients
  • Organize, plan and conduct NMTC workshops and trainings for sponsors of potential NMTC projects within our geographic footprint
  • Develop and maintain positive relationships with Community Development Entities (CDEs), investors, lenders, attorneys and accountants who specialize in New Markets Tax Credits and other financing programs
  • Represent Community Vision at various community meetings, convenings and conferences
  • Assist Communications staff with the creation of marketing materials and marketing strategies for informational workshops

 

Program Management & Administration 

  • Secure/bill an agreed upon minimum in contracts/invoices annually
  • Conduct on-going “best practices” research and document results for the benefit of real estate consulting clients
  • Assist with our annual CDE NMTC application
  • Attend staff meetings and work with staff to coordinate real estate consulting services with other organizational programs
  • Serve as a member of the Real Estate Solutions team, contributing to a positive, client-centered culture that prioritizes the highest quality of customer service while building internal relationships
  • Assist other members of the Real Estate Solutions team on client engagements, as appropriate

WHO WE ARE LOOKING FOR

Ideal qualifications

  • 8+ years experience with NMTC, affordable housing, structured finance and/or nonprofit facilities project development and/or financing
  • Experience sourcing and managing NMTC projects, from any perspective
  • Program development experience in a community development context
  • Ability to design and build financial analysis models for real estate
  • Superior judgment and rigorous attention to detail and deadlines
  • Strong team player skills and ability to work effectively in a cooperative and diverse environment
  • Understanding of and ability to work with a range of nonprofit clients, which reflect the diversity of Central and Northern California
  • Ability to conduct site visits for potential facility projects throughout our 46-county footprint
  • Experience with nonprofit facility development and management 
  • ww2’ experience sourcing and managing NMTC projects and consulting on behalf of QALICB’s
  • Experience with providing technical assistance, consulting and training, including curriculum development, webinars, group presentations and individual consultations
  • Familiarity with commercial tenant improvement construction practices
  • Familiarity with commercial real estate brokerage practices
  • Understanding of issues of economic and racial equity in the community development field
  • Enthusiasm, entrepreneurial spirit and a passionate commitment to work in community development and the nonprofit sector

MORE ABOUT THE POSITION

The Senior Real Estate Consultant, NMTC, is a full-time exempt position. This position reports to​ the Interim Co-Director of Real Estate and Training. The salary for this position is between​ $123,000-$167,000 annually, depending on experience. If outside of the Bay Area, salary will be​ adjusted based on cost of living of the region. Benefits include: 100% health insurance premium​ coverage for employees and a contribution towards dependent coverage, dental insurance, long-term disability and life insurance, transportation and cell phone subsidies, employer contributions​ towards retirement savings, three weeks’ vacation and a commitment to work/life balance. Occasional evenings and out-of-area travel may be necessary. The position involves regular computer​ and telephone use plus some minimal lifting. The position can be based at either of Community​ Vision’s offices in San Francisco or Oakland. All staff are working hybrid until further notice.
